Job Summary

This position sits within the Equinix Global Design and Construction team (over 250 people) who deliver over 70 projects globally per year (in excess of $3Bn capex). The Campus Project Manager role is vital for the development and prosperity of our new campus in Lelystad, the Netherlands, and will involve overseeing and managing various aspects of the data centre project cycle from:

  • Inception: Initial stages of the project, gaining stakeholder alignment, approval, and advance funding for design and preconstruction activities
  • Construction: Overseeing the completion of the design and preconstruction process, ensuring high levels of quality and safety are achieved
  • Testing & Acceptance: Plan and execute a rigorous testing program to ensure the facility functions as designed and meets the expectations of Operations and customers
  • Transition: Facilitate the hand-off of the project to site operations, ensuring all customer requirements are accommodated

This is a site-based role, directing and overseeing day-to-day activities of site progress, risks, and issues, and reporting to the Construction Director on a weekly cadence across all elements of the project. The Campus Project Manager makes strong tactical decisions to resolve project issues and manages project costs, methods, and schedules alongside the Health & Safety, Design, Commercial, Commissioning, and Procurement Teams.

Overview

The Campus Project Manager is responsible for all aspects of data centre design and construction for the Lelystad Campus, from project inception through design, procurement, construction, commissioning, and hand-over of an operating facility. This may include ground-up construction, fit-outs, remodels, and more. The role involves responsibility for one or more projects or multiple deliverables within the Lelystad Campus, directing all internal partners (Design, Procurement, Operations, Security, and IT/Network) as well as external vendors (contractors, design teams, commissioning agents, equipment suppliers, etc.).

The Campus Project Manager is responsible for driving a safe, quality-first culture, ensuring that all applicable codes, standards, and good construction practices are followed. The role also ensures that internal controls are adhered to at each step of the process through effective contract administration, including generation, review, management, and monitoring of prime contracts, subcontracts, change orders, cost forecasts, and other pertinent documents and documentation.

Responsibilities

Management

  • Provide guidance to the Campus Project Construction Team and internal stakeholders driving the delivery of day-to-day construction projects
  • Plan, manage, and monitor deliverables for immediate team members, Operations, and customers/end users

Project Management

  • Manage one or more construction projects or multiple deliverables within the Lelystad Campus
  • Lead by example on safety, standards, and culture
  • Manage and monitor project progress, quality, and compliance with building regulations
  • Ensure projects are meeting or exceeding company expectations
  • Oversee and manage project risk registers

Vendor Relations

  • Direct external vendors per project, including general contractors, design teams, commissioning agents, equipment suppliers, etc.
  • Contribute to establishing and maintaining high-value relationships

Training Programs

  • Support in identifying and developing training programs
  • Support cross-functional training

Contract Administration

  • Manage contract administration procedures, including generation, review, and monitoring of prime contracts, subcontracts, change orders, cost forecasts, and other pertinent documents and documentation
  • Liaise with local authorities and relevant State agencies and departments

Leadership

  • Liaise with local authorities and relevant State agencies and departments

Policy & Procedure Development

  • Maintain best-in-class policies and procedures
  • Manage project closure, handover, and ensure lessons learned processes are established and implemented

Qualifications

  • Bachelor's degree or equivalent in construction, construction project management, engineering, or equivalent experience
  • Site-based in Lelystad
  • Proven experience in project and construction management of critical infrastructure for data centres at owner and/or end-user organisations
  • Ability and willingness to travel
  • Customer-focused, self-motivated, and flexible
  • In-depth knowledge of relevant statutory regulations and industry best practices
  • Experience in construction procurement methodologies
  • Experience in the adoption of off-site manufacturing methods in construction
  • Proficiency in Primavera, Procore, Smartsheets, MS Office (including MS Project, Excel, and Visio) is desirable
  • English language is a must; Dutch language is highly preferred
