IDEXX is seeking an enthusiastic, hands-on Facilities Manager Netherlands & South Africa, to be based in Hoofddorp, the Netherlands. This is an exciting opportunity for a Facilities Manager with (remote) people management skills, experience in ensuring that building infrastructure and associated functions meet business and compliance requirements, and a drive to provide comfortable and safe employee working conditions. As part of the Global Facilities Team and reporting to the Sr. Facilities Manager EMEA, the Facilities Manager Netherlands & South Africa is responsible together with their team for Facilities Operations Management for 3 IDEXX locations: the EMEA HQ and EMEA Distribution Center in Hoofddorp, and a smaller location with a warehouse, laboratory, and offices near Johannesburg, South Africa. The aim is to achieve operational agility and flexibility, high employee engagement, cost excellence, and safe & sustainable FM operations for IDEXX locations in both the Netherlands and South Africa.

In this Role:

  • Provide point of internal customer contact for facilities support and services
  • Manage preventative and corrective maintenance to critical assets including those associated with HVAC, electrical, plumbing, refrigeration, and building envelope while maintaining associated administration needs aligned with company policy.
  • Responsible for tracking maintenance services, asset renewal and spare parts availability
  • Ensures compliance and enforcement of norms, regulations and internal H&S procedures and participates in various audits (e.g. ISO, insurance)
  • Manage landlord and stakeholder relationships
  • Manage a small Facilities Team located in the Netherlands and remotely manage an external facilities coordinator
  • Manage and monitor operational FM services and drive continuous improvement
  • Manage site related risks and support business continuity activities
  • Provide local support for capital projects (in conjunction with Facilities Project Manager) and manages small projects (such as internal office moves) independently
  • Responsible for administrative facilities tasks (e.g. invoicing, Purchase Orders)
  • Manages relations with 3rd party suppliers (e.g. maintenance, cleaning, waste handling, grounds & gardens etc.) whilst complying with IDEXX screening standards and purchasing procedures
  • Manages Safety and Security
  • Works closely with other departments (e.g. finance, Quality Assurance, IT)
  • Manage the Facilities operational budget and provides input on Strategic Planning (CAPEX)
  • Being ‘on call’ in rotation to respond to after hours alarms or coordination of some activities when required to minimize disruption to normal operations
  • Lead FM services contract negotiations and related agreements
  • Supports technology implementation (e.g. space management modules, CMMS system, energy monitoring and work order systems) and utilizes data, metrics and KPI’s to drive continuous improvement objectives
  • Participate where applicable as a member or provide update to several committees e.g. Wellness, Social, H&S Emergency Response
  • Perform other duties as assigned which may also elsewhere within EMEA

What You Will Need to Succeed:

  • Bachelor's degree in preferably Facilities Management or Engineering or business administration
  • At least 8 years proven experience in Facilities Management in a technical environment and preferably familiar with working across borders
  • Experience in managing maintenance of assets and building installations
  • Strong organizational skills
  • Ability to manage several workstreams simultaneously and efficiently
  • Ability to lead multi-disciplinary teams and to lead without authority
  • Strong knowledge and understanding of business needs with ability to establish and maintain high level of customer trust and confidence
  • Ability to perform root cause analysis and problem resolution
  • Ability to prepare reports and presentations
  • Expertise in setting and managing customer expectations
  • Ability to act as a Facilities Business Partner to Stakeholders
  • Languages: Fluent in Dutch and English is a must
  • No objection to occasional travel
