Job Description

As a Facilities Coordinator, you are the driving force behind our internal services and responsible for the daily management and coordination of facility operations. You ensure a safe, healthy, and well-organised working environment, managing quality, cost, and time. You oversee facilities contracts, direct the management and maintenance of our offices and buildings, and support various projects related to accommodation and facilities processes. You will ensure that all buildings and grounds are maintained to the highest standards, oversee maintenance schedules, and coordinate with contractors and service providers. Your role also includes monitoring budgets, ensuring compliance with safety regulations (including the BES Occupational Safety Act, the Building Decree, and local ordinances), and supporting the planning and execution of facility improvement projects.

  • Serve as the lead for the management and maintenance of our offices and buildings, holding end-to-end responsibility for staff accommodation, maintenance, planning, and coordination of execution.
  • Coordinate and supervise maintenance and repair activities for all facilities.
  • Monitor and manage facility budgets and expenditures.
  • Ensure compliance with health, safety, and environmental regulations.
  • Oversee the work of contractors and service providers, and coordinate with both internal and external parties.
  • Support the planning and implementation of facility upgrades, renovations, and improvement projects.
  • Monitor and register all notifications in Topdesk, follow up on faults proactively, and ensure they are resolved correctly and in a timely manner.
  • Maintain accurate records of maintenance activities and facility usage.
  • Respond to facility-related emergencies and resolve issues promptly.
  • Act as a point of contact and sparring partner within the domain of facilities services.
  • Provide advice on bottlenecks, risks, and improvement opportunities.

What We Offer

  • Temporary employment for a trial period of one year, with the prospect of permanent employment.
  • A competitive salary in Scale 10, gross monthly between $4,099.58 - $5,320.73 (36-hour workweek), with assignment to a pay scale based on knowledge and experience. Please note that the salary is in dollars and not in Euros.
  • Holiday allowance of 8.33% and an end-of-year bonus of 8.33% of the annual salary.
  • 168 holiday hours per year pro rata based on a 36-hour working week.

Requirements

You hold a higher professional education (hbo) / Bachelor degree in facilities management, real estate, project management, or a comparable discipline. In addition, we require:

  • Proven and demonstrable experience in facilities management or a related field, preferably as a project lead.
  • Experience in a comparable facilities coordination or facilities management role.
  • Demonstrable project management experience.
  • The ability to manage cost, quality, and timelines, and to hold stakeholders accountable to agreements.
  • Clear communication skills, a collaborative working style, and strong attention to safety, quality, and customer focus.
  • A structured working approach, strong organisational skills, and the ability to switch smoothly between day-to-day queries and more tactical decisions.
  • Knowledge of legislation and regulations in the BES region (such as the BES Occupational Safety Act, the Building Decree, and local ordinances), and health, safety, and environmental regulations.
  • Ability to manage multiple tasks and priorities effectively.
  • Proficiency in Microsoft Office and facility management software (such as Topdesk) is an advantage.
  • Strong verbal and written communication skills in both English and Dutch.
  • Integrity, independence, and professionalism in conduct and decision-making.
  • Technical aptitude and familiarity with Topdesk.
  • Preferably resident on Sint Eustatius, or willing to relocate to the island for at least 3 to 5 years.
  • Fluency in English; Dutch is an asset.

Selection Process and Additional Information

An assessment, case, and/or reference check may be part of the procedure. The selected candidate must provide a certificate of good conduct (VOG) and undergo medical evaluation for inclusion in the pension fund.

The following order of preference will be applied during the selection process:

  • Residents from or currently living on Sint Eustatius
  • Residents of the Caribbean part of the Netherlands
  • All other candidates

A preference will be given to candidates who are locally based.
