Teamlead for Our Site Management Team PDS

And do you enjoy leading a small team of site managers and further professionalizing the team? Then we are looking for you as our new Teamlead Site Management. In the role of Teamlead Site Management, you have both operational responsibility on projects and a directorial role towards your fellow site managers. Additionally, as Teamlead, you contribute to the strategic direction of your department within Project & Development Services.

The Organization

You will work at the Design & Build branch of Cushman & Wakefield, a leading international real estate specialist. Our team is part of the service line Project & Development Services, where we design, manage, and execute various projects in the field of accommodation and building transformation with 50 enthusiastic colleagues. Besides design and project management, we offer our clients the possibility of executing fitting-out projects at risk as a contracting party. We do this with small project teams, where an architect, project manager, and site manager work closely together throughout the project's duration. We are now looking for reinforcement in our team of site managers. Our clients are often the end-users (tenants) of a location, with construction site sizes ranging from 500 m² to 6000 m². The work mainly involves finishing work, sometimes including shell work.

Responsibilities

The site manager is responsible for organizing and executing the project after the design phase. They are in charge of time, finances, quality, and compliance with laws and regulations. Together with the project manager and the architect, the site manager is involved in preparing the final design, including the corresponding cost estimates and planning. Additionally, the site manager ensures the project is realized based on the contract documents and is delivered within the set timeframe and budget. They lead the construction process in the implementation phase, drawing procedures, sampling, and total delivery through to the end of the aftercare phase, coordinating closely with the project manager. Essential is good and frequent contact with subcontractors. By holding and chairing construction meetings, site visits, and quality inspections, the site manager directs the implementation process. As a site manager, you independently coordinate matters (e.g., additional and less work) and solve problems with the client, project team members, suppliers, landlord, and other project-related parties, also in close collaboration with the project manager. In addition to the operational work, as Teamlead, you also have a management position. Currently, there are already three site managers. In your role, you become the leading person and represent site management in the Leadership Council. You think strategically about the direction our site management should take. You will also manage the other site managers and be their first point of contact. Intermittent and year-end, you will conduct progress and evaluation meetings with them.

Competencies

As Teamlead Site Management, you are analytical, stress-resistant, communicative, an organizer, open, assertive, a team player, and determined. You also have a good helicopter view and know how to act decisively towards all project-related parties. Last but not least, you need to have a strong sense of humor, a sense of perspective, and a no-nonsense mentality.

Education and Experience

An HBO education with a technical or architectural background and demonstrable site management experience is required to be eligible for this position. Knowledge of the (finishing) construction process and an affinity with interior design is a plus. In addition to the necessary experience with the basic MS Office applications (Word, Excel, Outlook), experience with MS Project is desirable. It is also good if you already have experience managing a team, although this is not essential. It is a relatively new role, in which we are looking for an enthusiastic person to fill the role.
