Just Eat Takeaway.com is seeking a senior Real Estate Transaction Manager to drive lease transaction strategy across its global portfolio of €120+ million in annual occupancy costs. Reporting to the Global Head of Real Estate within its 5-person Corporate Real Estate team, part of the 60+ Global Workplace function, you will own all landlord and broker relationships globally and lead complex, high-value lease negotiations across multiple jurisdictions.
As the senior commercial representative, you will provide counsel on transaction strategy, deliver measurable cost optimization, and partner closely with the Portfolio Manager (financial strategy) and Real Estate Manager (delivery & capital projects) to execute the company's real estate objectives and drive portfolio transformation supporting hybrid working and ESG goals.

- Drive lease transaction strategy and execution across global portfolio, securing optimal commercial terms and delivering measurable cost savings
- Own all landlord and broker relationships globally, acting as senior commercial representative and establishing strategic partnerships for preferential market access
- Lead complex, high-value lease negotiations on rent structures, incentive packages, break options, dilapidations, security requirements and green lease provisions
- Provide strategic counsel to Head of Real Estate on portfolio positioning, market conditions, transaction risks and commercial opportunities
- Structure and negotiate Heads of Terms ensuring favorable terms on rent reviews, service charges, alienation rights, insurance, security instruments and IFRS 16 compliance
- Assess lease vs. buy scenarios, conduct commercial and legal due diligence, and provide senior recommendations on transaction viability and risk mitigation
- Lead portfolio optimization initiatives including strategic exits, lease restructuring, surrender negotiations and dilapidations settlements
- Direct market intelligence gathering, maintain senior broker and landlord relationships, and identify off-market opportunities to inform transaction strategy
- Partner with Portfolio Manager to shape business cases, challenge financial assumptions and provide commercial input on TCO modeling and investment decisions
- Drive governance frameworks, transaction standards and best practice across the Real Estate function
- Represent Real Estate at senior forums with Legal, Finance, Treasury and Workplace leadership to align transaction strategy with hybrid working and ESG commitments
What will you bring to the team?
- Proven track record in corporate real estate transaction management, tenant representation or occupier services with demonstrated success executing complex lease transactions across multiple markets
- Expert negotiation and influencing skills with ability to structure favorable lease terms, manage landlord and broker relationships and deliver optimal commercial outcomes
- In-depth knowledge of commercial lease documentation, rent review mechanisms, IFRS 16 lease accounting, sustainable lease provisions and lease security instruments
- Strong analytical and due diligence capabilities to evaluate property transactions, assess financial implications and support strategic decision-making
- Proficiency with lease administration platforms and IWMS technology with meticulous attention to detail ensuring data accuracy and compliance
- Professional designation (MRICS, CoreNet Global, CCIM) or degree in Real Estate, Property or related discipline; collaborative team player with strong interpersonal skills and cross-cultural competence
