South Belgravia is a dynamic area undergoing huge change within minutes of Victoria Station, which includes predominantly retail, F&B and residential assets, with some office accommodation.

Focused around Eccleston Yards and Elizabeth Street, the strategy is to create one of London’s best lifestyle and leisure neighbourhoods, appealing to local residents and workers, as well as visitors from further afield, for its iconic village feel, its beautiful streets and appealing mix of shops, restaurants, leisure and wellbeing opportunities. Curated F&B at varied priced points, high quality al fresco environment and targeted marketing will help make it a leading destination for its target customers.

The area also includes Pimlico Road, arguably the UK’s most important centre for craftsmanship, interior design and antiques.

The area offers a number of exciting current and pipeline developments including the Ice Factory, Newson’s Yard and other smaller scale development, as well as large masterplan opportunities such as Cundy Street and Victoria Coach Station, creating scope for change in both the short and medium term.

We are also planning major public realm interventions in the district which will allow for permanent outdoor dining provision in order to support the success of our F&B tenants whilst also creating a better sense of place and improving biodiversity and wayfinding across the district. Public consultation is a key area here and we will be working closely with residents and Westminster in order to deliver these improvements.

An understanding of ESG is key, as Grosvenor have strong ambitions in this area. Given that the district comprises mostly heritage assets, there is a fantastic opportunity ahead of us to improve the sustainability and social credentials of the district.

The Asset Manager role sits at the heart of this and helps to steer the strategy of the district and work closely with our development, public realm, marketing teams and sustainability teams to ensure delivery of the strategy.

Key Responsibilities

Reporting to the Associate Director (‘AD’) , the role has the following purposes:

  • Support the AD in driving income, cost and value-add performance in line with District Strategy
  • Management of Landlord & Tenant activity across a designated, mixed-use portfolio of assets with support from the AD
  • Analyse investment deals and provide support in the drafting of reports and recommendations
  • Provide support on due diligence for acquisitions and disposals and run the process as appropriate
  • Support the AD and Development teams and run small projects as appropriate (up to £5m and without highly complex planning requirements)
  • Support the AD in budgeting, forecasting and reporting
  • Support stakeholder engagement planning and management of local relationships for the South Belgravia Retail district

Key Relationships

  • Hold strategic relationships with key tenants in the relevant area.
  • Support stakeholder engagement and consultation in the community to ensure appropriate levels of communication to enable the delivery of the all strategic actions including consultation for relevant development projects.
  • Appoint and manage external advisors in pursuit of your objectives, in line with financial targets, balancing the benefits of in-house negotiations and customer contact with the need for external specialist input.
  • Establish and maintain external networks of opportunity providers – agents, end users, Joint Venture partners, funders etc. to enhance Grosvenor’s reputation and ensure the business is always fully informed and front of mind when market opportunities arise.
  • Maintain Grosvenor’s core values and reputation at all times.

Key Requirements

  • MRICS qualified, Retail and F&B experience preferable
  • Track record of creating value through asset management activity
  • Proven ability to identify, analyse and execute asset management transactions and assist on larger projects with the investment and development teams
  • Financial and commercial awareness in order to be able to drive rental income and improve portfolio/asset performance in line with GPUK strategy
  • Demonstrable financial analysis skills and understanding; competence in the analysis of transactions
  • Excellent Excel skills are essential
  • Demonstrates good market knowledge and understanding of customer needs to inform the process of unlocking value through strategic development decision-making
