Who you are

You’re an independent thinker with a passion for property. You have the ability to communicate to a wide and diverse range of internal and external stakeholders. You are a logical thinker with good report writing skills. Your excellent time management skills will enable you to get the best out of your work placements and ensure you achieve all the competency levels required by the Royal Institution of Chartered Surveyors (RICS). You have a good Microsoft Office Suite knowledge and understanding of the property industry.

What you’ll be doing

Initially, the first month is spent primarily learning the basic aspects of Network Rail, in particular safety and training on in-house property systems. You will complete a series of Modular training via the eLearning platform, covering topics such as:

  • Ethics
  • Asbestos
  • Fire safety
  • Lone working.

After your induction week at Westwood you will follow a set of 6 monthly rotations based on your individual needs. The rotations available are:

  • Property Services
  • Town Planning
  • Development
  • Retail
  • Commercial Estate
  • Interface Management Team
  • Freight Team.

In addition, to gain Valuation experience to the required level, you will be given an external placement of 8 weeks.

During your rotations you will be given your own workload and you will work closely with a qualified surveyor and have access to senior staff and APC Assessors who will offer guidance and advice.

Some of work you will be given in each team is below:

Development – Assisting with the management of land disposals, as well as assisting with commercially agreeing shared value schemes. This involves conducting pre-feasibility studies, development appraisals and stakeholder engagement.

Retail – Assisting with the management of Network Rails managed station portfolio. This involves negotiating rent reviews and lease renewals, as well as assisting with day to day property management issues and investment schemes.

Commercial Estate – Assisting with the portfolio management of Network Rails c.2,500 properties which are let mainly to independent businesses. This involves dealing with new lettings, property management issues, lease renewals and rent reviews.

Property Services – There are a number of sub-departments within Property Services that can offer exposure to acquisitions, management of the freight portfolio, sales and access / rights of land.

Entry requirements

2:2 in a Commercial Real Estate or Planning & Development degree which is accredited for the commercial property route of the Royal Institution of Chartered Surveyors (RICS).

Important Note: we are not able give you the required experience in any other RICS accredited degree.

  • Chartered Status
  • Member of the Royal Institution of Chartered Surveyors (MRICS)

What opportunities are available at the end of the scheme?

At the end of the scheme you will be expected to further progress by applying for roles within development, retail, commercial estates or property services as a surveyor, development surveyor, portfolio surveyor, portfolio manager or asset manager. Many graduates go on to achieve promotion to senior roles within Property.
